Understanding the Land & Development Model
Hero Homes Leafsong Retreat is being developed directly by Hero Realty Private Limited, the real estate arm of Hero Enterprise, which acquired the land and will handle approvals, construction and sales as the promoter.
The ~4.5-acre (18,215 sq.m.) plot was acquired through a transparent e-auction conducted by the Greater Noida Industrial Development Authority (GNIDA) in early April 2026, at about ₹218 crore — roughly 2.25 times the reserve price of ~₹97 crore. Building-plan approval, environmental clearances and UP RERA registration are expected to follow.
